Estate cleanout services in Phoenix

An "estate cleanout" clears out a home's belongings when a household comes to an end, and we take on residential and commercial cleanouts alike.

It is "full-service removal": the crew comes inside and carries everything out from wherever it sits, the back bedroom, the hall closet or the garage loft, so nobody in the family lifts a dresser down the hall.

Some people call it a house clearance or a home cleanout. Whatever the name, the house ends up empty and swept.

  • After a death

A parent's or relative's house is emptied so the estate can be settled.

  • Before a sale

Rooms are cleared out so the house can be listed and shown.

  • During a downsize

What will not fit in the smaller place goes once you have picked what moves.

  • Who calls us

Families, executors and property owners, close by or across the country.

Before the truck

What the family sets aside first

Heirlooms and keepsakes come out before the cleanout starts, so the family decides what stays in the family before any box is touched.

Things still turn up after that. A careful estate crew checks inside drawers, boxes and coat pockets for documents and valuables, and anything of worth is pulled out before a load is donated or hauled.

Take these before we arrive

  • Family photographs and letters
  • Jewelry and heirlooms
  • Papers the estate will need
  • Pieces a relative asked for

Not sure yet about a piece? Shut it in a room you mark off-limits and say so on the call.

How a house is sorted

Sorting every room: keep, donate, sell, recycle, haul

In an estate cleanout every room is sorted before anything is loaded, so a forgotten box never rides to the dump by mistake.

  1. Keep

What the family holds on to, gathered together and left alone.

  2. Donate

Clean, usable furniture, clothing and housewares bound for charity.

  3. Sell

Pieces with resale value, set apart for the family to sell or have appraised.

  4. Recycle

Metal, cardboard and "e-waste", kept out of the landfill.

  5. Haul

Whatever is left goes to the "transfer station" once the other piles are settled.

Giving to charity? Under the Internal Revenue Service guide to determining the value of donated property, the donor decides the fair market value of donated items for a tax deduction, so keep a list of what went to the donate pile.

Family out of town

Coordinating a cleanout from out of state

An estate cleanout can be run from out of state, with photos of each room as the work goes on keeping the family informed.

Most of it happens by phone. You walk us through the house on the call, we price the house in full before we start, and the date is set around the listing or the closing instead of your flights home.

Someone local with a key, a neighbor or an agent, is all we need on the day.

Hoarded homes

Hoarding cleanup, room by room

A "hoarding cleanup" is best done discreetly and without judgment, working through the house a room at a time, by a crew in protective clothing.

Some houses need more than a truck and a crew.

A licensed trade may need to step in before the cleanout continues if the house has

  • Fire risk
  • Vermin
  • Structural damage

What families say after the last load

Nathan , and his fellow worker ( I forget his name) were great! They were very quick in being available to help us out in the same week we called them. They did a thorough job in removing and emptying out an apartment; and a complete storage room the very next day~~ during a week we were in town because of a loved ones death. I highly recommend them. Very, very nice young men!

Your estimate, no obligation

  • Truck space

A house is priced mainly by how much of the truck its contents fill, measured in the "cubic yard".

  • What the items are

Disposal fees vary by material, and heavy loads such as tile, concrete or dirt from a garage cost more to dispose of.

  • Stairs and spread

Stairs, long walks to the truck and belongings spread over several rooms or floors add labor.

  • Special handling

Refrigerators with coolant and electronics need handling of their own, which adds to the cost.

  • Timing

Same-day and weekend jobs cost more than jobs booked days ahead.

  • What it covers

A volume-based price usually takes in the crew's labor, fuel to and from the house and disposal fees.

We quote the whole house before we start, with no surprise charges after, and the estimate costs you nothing.

Rental and office cleanouts

A rental unit or an office left full of belongings is a commercial cleanout, and it has a page of its own.

  • A "trash-out" after a tenant leaves
  • An apartment between tenants
  • An office at the end of its lease
  • A storage unit to be emptied

Describe the property on the call and we will tell you which kind of job it is.
